MAPIC 2026: two days, and a delegation to house

MAPIC brings expanding retail brands, property companies, developers and investors in retail real estate together at the Palais des Festivals. Two days only, in early November: the 2026 edition runs on the 3rd and 4th. It is the most compressed format in the Cannes calendar, and that is what makes it distinctive when it comes to accommodation.

A brand does not come to MAPIC alone. It sends a delegation — expansion directors, country managers, sometimes an architect — who need to debrief between meetings, compare locations, spread plans across a table. A hotel scatters that team across separate rooms and gives it nowhere to work together; a lobby is a poor place for confidential figures.

Cannes is outside the tourist season in early November, and hotel supply there stays open far longer than for the December shows. What is short is therefore not the room: it is the address where a team of six or eight fits under one roof.

Frequently asked questions

MAPIC only lasts two days — do you rent for two nights?

Length of stay is agreed case by case: our properties belong to different owners, whose terms are not identical. Some accept a short stay during a trade show, others rent by the week only. Give us your dates in the enquiry and we will reply within 24 hours with what is genuinely available for that length, rather than with a general rule that would not apply to your property.

Can the team work together in the apartment?

That is exactly the point on a show this short. The properties in this selection have a living room and a shared table where a delegation can debrief, compare locations and prepare the next day’s meetings. Our terms do, however, provide for private residential use: a reception or any gathering exceeding the property’s capacity requires our prior written agreement. A team meeting does not fall into that category; a client cocktail does.

How many bedrooms does a delegation of six or eight need?

Our properties have one bedroom per two people: three bedrooms for six, four for eight. The capacity shown on each listing is a contractual maximum, not an estimate, and cannot be exceeded even for one night. Above eight people, the selection includes two villas sleeping ten and twelve, a little further from the Palais.

Are your properties within walking distance of the Palais?

The apartments in this selection are a five- to twelve-minute walk away, with the Banane district and the town centre closest. The two villas, intended for larger delegations, take around twenty minutes on foot or a short drive. On a two-day show where meetings run back to back, walking remains more reliable than Cannes traffic during a congress week.

When should I book for MAPIC?

As early as possible, for a reason specific to this show: two days of event concentrate demand on two nights, where a week-long show spreads it out. The larger properties, the ones brands look for first, go first. A delegation that grows in October rarely finds better than a hotel top-up.

How do booking and payment work?

You send an enquiry, we confirm the property’s actual availability for your dates, then we issue the contract. A non-refundable deposit of 30 per cent is due within seven days of confirmation, the balance sixty days before arrival. Payment is by bank transfer in euros; cash is not accepted. A late booking may call for a single payment, in which case we tell you before signature.

What if the show is postponed or the delegation changes?

The contract covers dates, not the event: a postponement of MAPIC does not change the cancellation terms. More than sixty days before arrival you forfeit the deposit; between thirty and sixty days, fifty per cent of the total remains due; under thirty days, the full amount. A change in the make-up of the delegation, on the other hand, can often be settled by changing property if it comes early enough — tell us as soon as you have a doubt.

What can you arrange on site during the show?

Transfers from Nice, housekeeping between stays, a private chef for a team dinner, restaurant bookings. That last point is worth planning: Cannes is out of season in early November, but MAPIC week fills the tables in the town centre and the best addresses are booked weeks ahead. Allow fourteen days for concierge requests, more during a show week.
