A quiet town, with some addresses closed. The large seafront hotels stay open, much of the seasonal restaurant trade does not. That is pleasant for working and a good deal less so for improvising dinner at eight on a Sunday: it is the month when the concierge service earns its keep, because it knows what is open.

Rarely. MIDEM is the shortest show in the calendar and January leaves room: it is the period when a three- or four-night stay is most likely to be possible. Length is agreed case by case, as terms vary from owner to owner — give us your actual dates and we reply within 24 hours.

A meeting, a listening session for a few people: no difficulty, and it is exactly what an apartment allows where a room does not. Our terms do provide for private residential use, however: showcases, receptions and gatherings exceeding the property's capacity require our prior written agreement. Yes, every property in this selection is heated. It is a real question on the Riviera, where much of the housing stock is designed for summer: in January, evenings often drop below ten degrees. If a specific feature matters to you — a fireplace, underfloor heating, reversible air conditioning — ask us about the property you have in mind.

Most of the properties in this selection are under five minutes on foot; the villa is the exception. In January, Cannes traffic is not an obstacle, but the days are short: walking home in ten minutes rather than twenty changes the end of the day.

Later than for the other shows, and this is the only page on this site where we write that. January being quiet, supply stays wide until a few weeks out. That does not mean waiting: the best-placed properties go first, and the January selection is narrower than March's, as part of the portfolio is not marketed out of season.

Nice airport operates year-round, with reduced service on some international routes in January. The train remains the most reliable option from Paris. We arrange transfers from Nice and a driver for the length of the stay if you would rather not hire a car — January is the month when that is least necessary, as the town is walkable end to end.
