01 — Scope

Application of These Terms

These General Terms and Conditions (the 'Terms') govern all bookings, enquiries, and services provided by Bstay SAS ('Bstay', 'we', 'us'). By submitting an enquiry or confirming a booking, you accept these Terms in full.

Bstay acts as an agent between the property owner and the client. The rental agreement is ultimately between you (the 'Client') and the property owner, facilitated and guaranteed by Bstay.

02 — Booking Process

How Bookings Work

All bookings begin with a written enquiry submitted to Bstay. We will present a selection of available properties matching your requirements. A booking is confirmed only upon receipt of the deposit specified in your booking confirmation and the countersigned rental agreement.

We reserve the right to decline any booking at our discretion, without obligation to provide a reason.

03 — Payments

Rates, Deposits & Payments

All rates are quoted in Euros and are inclusive of applicable taxes unless otherwise stated. A non-refundable deposit of 30% of the total rental fee is required within 7 days of booking confirmation. The remaining balance is due no later than 60 days prior to arrival.

A security deposit may be required separately and will be communicated at the time of booking. This will be returned within 14 days of departure, subject to a property inspection.

All payments must be made via bank transfer to the account details provided in your booking confirmation. We do not accept cash payments.

04 — Cancellation

Cancellation Policy

Cancellations must be notified in writing to contact@bstay.com. The following charges apply: cancellation more than 60 days before arrival — loss of deposit only; cancellation 30–60 days before arrival — 50% of total rental fee; cancellation fewer than 30 days before arrival — 100% of total rental fee.

We strongly recommend comprehensive travel insurance including cancellation cover. Bstay accepts no liability for circumstances beyond its control that may require a cancellation.

05 — Property Use

Use of the Property

Properties are rented for private residential use only. Commercial events, parties, or gatherings exceeding the stated guest capacity are strictly prohibited without prior written consent from Bstay and the owner.

Clients are responsible for leaving the property in the same condition as found. Any damages beyond fair wear and tear will be charged against the security deposit or invoiced separately.

Pets are permitted only where explicitly stated in the property description. Smoking indoors is prohibited at all properties.

06 — Concierge Services

Additional Services

Concierge services arranged by Bstay are provided by vetted third-party suppliers. Bstay acts as agent for these services and accepts no liability for their quality or delivery beyond making reasonable efforts to select reputable providers.

Requests for concierge services should be submitted at least 14 days before arrival where possible.

07 — Liability

Limitation of Liability

Bstay's liability to the Client shall not exceed the total rental fee paid for the relevant booking. Bstay is not liable for: loss of enjoyment, indirect or consequential losses, acts or omissions of third parties, or events outside our reasonable control.

Property descriptions are provided in good faith based on information from property owners. Bstay does not warrant the absolute accuracy of all details and recommends clients direct specific questions to us prior to booking.

08 — Governing Law

Jurisdiction

These Terms are governed by French law. Any disputes arising in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Nice, France.

In the event of any translation of these Terms, the French version shall prevail.
